What is Home Staging? Home staging is preparing your home for sale, making it more marketable. This includes de-cluttering, depersonalizing, cleaning, minor updates, furniture and accessory placement.
Why hire a Home Stager? Purchasing a home is an emotional experience. When a home buyer walks into a house for sale, they want to feel "at home". A house on the market should appeal to the most buyers. This is achieved by removing personal items such as family photos and personal items. A staged house should look like a model home, not a lived in home. A home stager is able to remove these things, and redesign the house easier then the homeowner because there is no emotional connection. Hiring a stager removes the stress from the homeowner. When your home is on the market, there are so many other things to worry about. A stager knows what works and what doesn't, reducing the owners fear of doing something wrong, or spending more money than necessary.
When a buyer is given the choice between several houses with similar comps (which is very common in the market right now), they are going to choose the best looking house for the best price. If they see a 3 bedroom, 2 bath house with clutter everywhere, worn floors, old paint and outdated fixtures, versus a 3 bedroom, 2 bath house that is clean, has fresh paint, new light fixtures and repaired floors, for a slightly higher price, they will purchase the later. Most buyers want move in ready homes. They don't have the extra it takes to do those minor repairs. And why would they when they can get a home where everything has already been done?
Vacant homes take much longer to sell. The majority of home buyers aren't able to visualize their things in an empty room. They are unable to "see" if their furniture will fit into the space.
